  • What is an affordable MLS Listing?

An affordable MLS listing lets homeowners place their property on the Multiple Listing Service (MLS) for a lower commission without using a full-service real estate broker. This option helps sellers reduce commission costs while still reaching thousands of potential buyers and agents.

  • What does a PPG MLS Service do for you?

PPG provides access to the MLS, where real estate agents and buyers search for homes. Listings can also be syndicated to major platforms like Zillow and Realtor.com, with optional services such as contract assistance and marketing support available.

  • How to list in the MLS without a Realtor?

To list on the MLS without hiring a traditional realtor:

    1. Choose an MLS service like PPG.
    2. Provide your property details and photos.
    3. The service lists your home on the MLS, allowing you to control pricing and negotiations.
  • How will buyers and buyer agents contact me?

When using a service like PPG, buyers or their agents contact us through the contact details in the MLS listing, and we relay the updates to you. This allows you to stay informed while maintaining control of the negotiations.

  • What are the benefits of using PPG?

Key benefits include saving on listing agent commissions, maintaining control of the sales process, and gaining MLS exposure at a fraction of traditional costs.

  • How is PPG different from traditional real estate agents?

Unlike agents who charge a 5%–6% commission, PPG offers MLS access at a low commission rate depending on the level of service provided.

  • How soon will my listing go live in the MLS?

After submitting your listing, it is usually posted within 24–48 hours following review.

  • Are you a licensed real estate brokerage?

Yes! We are a licensed real estate brokerage and members of the Greater Capital District Association of Realtors (GCAR), providing coverage across 10 counties in the Capital Region.

  • Why would I want my property listed in the MLS?

Listing your property on the MLS gives it maximum exposure to potential buyers. Since REALTORS use the MLS to find homes for clients, your listing is also syndicated to major real estate platforms, providing the same visibility as a traditional agent.

  • How can you provide this service so inexpensively?

Thanks to modern technology, real estate tasks that once took hours can now be done in minutes. This efficiency lets us provide services like traditional agents at a fraction of the cost, so by paying our affordable MLS listing fee, you can save thousands compared to standard commissions.

  • Do Sellers Have to Pay Commission to a Buyer’s Agent?

No, sellers are no longer required to pay a Buyer’s Agent commission. Recent changes in MLS (Multiple Listing Service) policies give sellers full control over whether to offer compensation to a Buyer’s Agent and, if so, how much to provide.

In today’s competitive housing market, where attracting buyers can be challenging, offering a Buyer’s Agent commission may help generate more interest. Including this compensation as part of a seller concession can encourage both buyers and their agents to prioritize your listing.

It’s common for Buyer’s Agents to inquire about the compensation offered before showing a property to their clients. Flexibility in offering this incentive can streamline negotiations and enhance the likelihood of a successful sale. However, some agents may ask sellers to sign a Compensation Agreement early in the process. Be cautious: agreeing too soon may limit your ability to negotiate terms later.

If you secure a buyer without involving brokers or agents, you eliminate Buyer agent commission fees. This direct-sale approach eliminates commission fees entirely, saving you money while simplifying the transaction.

By understanding the dynamics of Buyer’s Agent compensation, sellers can make informed decisions to maximize their home’s appeal without unnecessary obligations.

  • How long will it take to get my listing in the MLS?

Once we receive your Property Information, Property Photos, and all Listing Documents are signed via DocuSign, we will have your property listed within 24 hours.

  • How long will it take to get my listing on 3rd party sites like Zillow or realtor.com?

Once a property is listed in the MLS, it usually only takes a few hours before it syndicates to 3rd party sites like Zillow, Realtor.com, Trulia, and Homes.com. We will monitor to make sure your listing gets distributed to other sites.

  • Is this MLS service legal?

Yes, MLS services are fully legal, and PPG complies with state-specific real estate laws and regulations.

  • Will my house be listed for sale on Real Estate Websites?

Yes! Along with the MLS, your home will also appear on popular real estate listing sites that buyers frequently use to search for properties. The specific websites your listing appears on will depend on the syndication feeds connected to your local MLS.

These internet listing sites pull your property details directly from the MLS or through third-party syndication feeds. However, it’s important to note that we do not control these independent websites and cannot make changes or edits to their content once published.

Having your home featured on these sites provides national exposure to potential buyers. With hundreds of people relocating to new states every day, this broad visibility can play a key role in helping you sell your home quickly and for the best price.
